What is Dubai REST, and how can this app benefit me?

If you're living in Dubai, we highly recommend you download the "Dubai REST" app, which stands for "Dubai Real Estate Self Transaction." Available on both Google and Apple app stores, the nifty app was developed by the Dubai Land Department (DLD), the official entity in Dubai regulating the real estate sector. Dubai REST is a complete digital platform to manage real estate activities by owners, tenants, and other service providers.

According to their website, "Dubai REST is a key project from Dubai Land Department in Dubai 10X project initiated by Dubai Future Foundation under the guidance of His Highness Sheikh Mohammed bin Rashid Al Maktoum, Vice President and Prime Minister of the UAE and Ruler of Dubai."

I highly recommend this app because you can do many things related to real estate in Dubai, including fulfilling real estate transactions online without visiting government offices. Think of it as a "one-stop-mobile Application" for real estate owners, tenants, and investors. 

I personally use it to check the status of real estate transactions by entering the date range and getting the sales or mortgage details by projects or community/area with the option to view selected transactions in graphs. My primary use, however, is to view my property and contract details and download my Ejari certificate. You can also manage your occupants, pets, and Etisalat eLife (but I have a Du connection). Another cool feature is that you can view your property's rental range on the app (updated to the latest rental rates), and to top it off, the rental index feature helps you to calculate the rent increase and average market rent by entering the information in the required area. 

You also access a plethora of services from the DLD and view your requests as the app provides real-time information on project progress, details, inspection reports, developer details, and escrow account details. Finally, you can securely log in with your UAE Pass (with biometric login for convenience) to view your property portfolio and access more than 24 e-services from the DLD. 

According to the official app description, Dubai REST has the following three main categories*:

1. Real Estate information: Using Dubai REST Mobile Application, users can access information about service providers like brokers, asset management companies, developers, DLD partners, developers, maintenance companies, valuators, and so on.

2. Real Estate Transactions: Using Dubai REST, users can conduct buy, multi-list, sell, and rent activities completely online anytime, anywhere.

3. Real Estate Services: Using Dubai REST, tenants and owners can access DLD services like property valuations, contract creation, site plans, payment, etc.

Benefits of Dubai REST:

1. Secure and convenient login. Dubai REST provides an option to log in using UAE emirates Id, Face scan, and UAE digital pass.

2. Access to legitimate information from the government - A single source of truth. Users associated with real estate will get all the information in one place.

3. Dubai REST is a single platform to use DLD Services such as requests for valuations, certificates, owner information updates, etc.

4. Conduct Property Transactions such as buying, selling, leasing, and listing properties.

5. Access to authorized service providers directly from Dubai REST. Tenants and owners need not search for service providers. DLD provides a list of approved services and their rankings from Dubai REST.

6. Get key information direct from DLD like rental index, brokers, developers, project status, ESCROW account details, real estate news, management companies, partner offices, evaluators, and so on.

7. Give feedback and connect with the government directly. Dubai REST is in line with Dubai's vision of creating the world's happiest city.

I am completely blown away at how far Dubai has come in terms of regulation, organization, and emerging as a world leader in innovative technology and its implementation.
